To leave, you give at least two months’ notice ending at the end of a rent period, and on a joint tenancy one tenant’s valid notice to quit can end the tenancy for everyone, so talk to your housemates before anyone serves notice. Landlords of student HMOs have a new possession ground (ground 4A) designed around the academic year, which needs four months’ notice in most cases. University halls, and purpose-built student accommodation run by members of an approved code, sit outside these rules and can still be let for a fixed term. In Scotland, a private shared flat is usually a private residential tenancy: you give at least 28 days’ notice in writing, and all joint tenants have to agree to end it.
